The historic hamlet consisting of a handful of buildings is situated on a gentle hill near Arezzo, embedded in the typical Tuscan landscape of vineyards, olive groves, pine forests and fields of sunflowers. It is located on one of the wine roads of the Chianti Colli Aretini area. The nearby river Arno divides the hills of Arezzo from the mountain massif of Pratomagno to the north, to which there is a beautiful view. The property comprises the main building of the small hamlet. Its historical architectural classification is "Villa Fattoria" and it is one of the last manor houses in the area. The central part of the villa is a tower from the 12th century, with later added wings from the 18th century. A park to the northwest of the villa and two outbuildings to the southeast of the villa complete the property. The villa extends over 4 floors: On the ground floor there are 10 rooms that were used as wine cellars and storage rooms. The 1st floor, the "Piano Nobile", is dominated by a central living room of approx. 57 m², around which a kitchen, dining room, 3 bedrooms, dressing room, anteroom as well as 2 bathrooms and 1 Wc are grouped. The 2nd floor serves as another flat, broadly mirroring the layout of the 1st floor and granting access to the 3rd floor, a classic tower room. The larger of the two outbuildings houses a flat, and the smaller is a former stable. Perched on one of the scenic hills surrounding Arezzo, this exceptional villa blends historical charm with refined architectural design. Carefully restored by its owner—an acclaimed architect with a passion for art and antiques—the residence retains its original character while offering modern comfort. Surrounded by a private park, the property enjoys breathtaking views of the town and the rolling hills that once inspired Piero della Francesca. The three-story villa, with charming wisteria-covered archway, is defined by its elegant terrace and grand staircase, leading to a series of thoughtfully designed interiors. On the ground floor, a billiard room with a fireplace and Wc sits beneath the staircase, flowing seamlessly into a grand dining space perfect for celebrations with access to a remarkable wine cellar with an antique 17th-century wine press and a technical room. The property is in Via del Poggiolo 26 in Sant´ Andrea a Pigli (Ar) located 2,5 km from the church upwards to gain the breathtaking view you have onto the Val di Chiana and the various sunset sceneries of amazing beauty. (This was not written with Ai, but from me, because it is true!) Two houses of nearly the same size on one plot of land and one big pool overlooking the "Val di Chiana". For a great view you must go uphill quite a bit and it is nearly a mountainous feeling and fresh air when you arrive at the lovely property away from all the chaos but only 15 minutes to Arezzo, which is a bigger city with everything you should need. Closer by is a "commercial centre with supermarkets and other shops" and of course a good Cappuccino. Both houses have been beautifully renovated in a traditional Tuscan villa style and there they are in splendid isolation with pool, olive grove, large garden and spectacular view of Val di Chiana. Private parking, bocce and it is strategically positioned between Cortona, Siena and Florence and only 15 minutes away from the centre of Arezzo. Mountain bike / hiking trails right next door. Stylish bed rooms overlooking the forest, valley and olive grove with 65 trees. Living room, dining area & kitchen are present in both homes. Short term rental is already practiced and the guests are really enthusiastic about the bees in the trees, the birds, the wood, the water from the spring nearby. Perfect connection with nature. As a matter of fact, the villas are accessible via a steep 3km white road through the forest, not too suitable for cars which are very low on the road. First time bit of an adventure but then it quickly grows on you and so it was experienced by the tourists. Water comes from a spring above in the mountain and is taken from an own well, heating is gpl gas and of course there is electricity. Terreno: 5.583 m² Houses 172 m² + 168 m² = 340 m² Stunning views from a huge swimming pool, several outside dining areas, outdoor furnishing in iron works, very nicely done into the quiet landscape which guarantees complete privacy.

Arezzo (Provincia di Arezzo)

The historic villa for sale with origins from the 16th century with façade facing south is located in a 1 ha park with beautiful trees. According to the earliest documents of the Valdichiana, the building was probably a simple complex of buildings consisting of a stately tower house and belonging to dukes. The original 3-storey building, a tower, was built with an internal staircase, the ground floor generally being used as a stable, the 1st floor as a living area and the 2nd floor as a sleeping area. This original construction section is now integrated into the villa building. The well built inside probably dates from the same time. Around 1650, the building was a farmhouse with its own farm. The farm administered the surrounding lands. The structure was enlarged in the 17th century, and after it lost its original function, it served as flats for the administrator and the farmers who worked the estate's land. Around 1750, a second tower was built and a gallery was erected between the two, thus the southern façade took on the appearance of a stately building with a symmetrical façade. From 1800, the oldest part was enlarged and transformed into a stately villa. At the beginning of the 20th century, the previous public road leading to the property was transformed into a private entrance to the villa, rows of cypress trees were planted along the property boundaries, and a new road was created to the north side of the villa. Until a few years ago, the villa was used as a guest house and the central part as a restaurant-bar, both of which need to be modernised, while the upper floor of the central part together with the western part of the building need to be fully restored. There is a building project for restoration with spacious lounges, 27 bedrooms and bathrooms as well as kitchen, wine cellar, etc., which can be varied. Equipped with: Electricity, mains water, own well water, heating, fireplace, gas connection, private parking, terrace, garden. Energy performance: G total energy performance: ›175 kWh/m²⁎a Buyer's commission: 3.66% (3% plus 22% Vat) of the purchase price.
