The estate is positioned in one of the most unspoilt parts of Umbria (known as the green heart of Italy), a panoramic landscape surrounded by greenery and the beautiful sounds of nature. The property is 5 km from Montegabbione and about 45 km from the centre of Perugia.
This prestigious property complex is reachable along a private drive of 1.3 km (1 mile) of well-kept white road. It is located in a strategic area to reach many other famous places to visit in Umbria such as Todi, Orvieto, Perugia, Spello, Assisi, Chiusi, Siena and nearby Tuscany (Florence) or Rome (Lazio). The airports of Rome Fiumicino and Ciampino can be reached in about two hours by car; Ciampino and Perugia airport in 1 hour and is used by most low-cost airlines. The railway stations Fabro Ficulle is equidistant from Rome and Florence. You can visit Rome or Florence by 90 minute train from Fabro.
Description
The Manor (900 sq m) (in it current situation) was originally an old farmhouse and hunting lodge and estate dating back to the 10th Century, which had been expanded over the centuries to its present state. The current Manor now dates back to the 1600’s. St Francis walked the whole area before he had his vision nearby and created his convent which is still there with an original fresco portrait of him in the chapel.
The Manor House is currently divided into a master unit and smaller units with independent access.
The interior of the master unit includes, on the ground floor, a huge living room with hand painted floor and original wood beamed and terracotta ceilings and arches, dining room and kitchen, looking out onto a vast terrace with covered dining area overlooking the valley with a large Bbq, pergola, dining table and chairs. Electric is all installed for lighting all over the terrace for evenings.
The rest of the ground floor includes a laundry with storage for an extra freezer, cupboards, washing machines and dryer and sink, a single en-suite bedroom with independent access to house the housekeeper/cook, and food storage cupboards. There is a separate independent Wc with shower.
On the first floor (accessed by a double width tiled staircase from the entrance hall) there is a separate wing with 4 double bedrooms and 2 bathrooms including Wc, Shower and bath, 1 of the bedrooms has an independent stair access with a small terrace. There is also a building for farm equipment storage including the tractor. The tractor, with it’s attachments, maintains the meadow land and orchards, and the white road. The groundsman/handyman drives and maintains the tractor and knows all the workings of the house.
