The 990 square meters (!) of sophisticated chalet residency is made out two farmstead buildings, surrounded by 19 hectares of grass and forest.
The main house (approx. 540M2) develops over four floors. The main entrance welcomes an entrance hall with cloakroom opening onto a vast open space with living, dining and kitchen facilities and a beautiful outside wooden terrace looking south across the valley. The second floor comes with two suites and a large open plan library with an atrium to the top floor as well a wraparound outside terrace on three sides.
The 3rd floor welcomes a master suite with two dressing areas, a suspended bathroom, an outside terrace and an infra-red sauna.
At ground level, again high-end facilities: a second kitchen, a bedroom suite or yoga room, an apartment suite with separate outside entrance, a small room for storage and/or a gym, the main heating system with Xxl boiler, fed automatically by wooden pellets from an outside store built into the wall, a wine cellar and a corridor for access to the back door and access to the garage in the second chalet.
The house has under floor heating throughout. The wood fire in the living room also provides heat for the hot water system. There is an elevator with access to all floors.
The “stable” (approx. 360M2) has three levels:
At ground level there is a garage with remote-controlled roller shutter door, space for 4 cars and a washing area.
The first floor has a working/storage area with wood stocks, a huge trampoline and a plumbing room.
The second floor is an entertainment area (for parties and ceremonies) with wrap around terracing, a small kitchen, shower and toilet, plus an outside 4 person Canadian hot tub with views over the valley.
The garden has a private dining area with a waterfall, which is fed naturally by a spring on the property higher up the mountain. There are 2 hectares of grass above and 2 hectares below the main house and stable from where the famous Peitlerkofel or the asso delle Putia can be admired. There is also a large vegetable garden.
