Geographic position
La Terrazza sulle Eolie is located in a panoramic position, with a wonderful view of the sea, the Aeolian Islands, the touristic harbour of Capo d'Orlando Marina and with the nearest beach just 5 minutes away by car.
We are located in the municipality of Capo d'Orlando (only 3 km away), a renowned seaside tourist resort set on a rocky promontory, bathed by the clear waters of the Tyrrhenian Sea, right in front of the archipelago of the Aeolian Islands and with about 10 km of coastline with beautiful beaches and crystal clear sea.
The villa is surrounded by greenery and has a direct view of the sea and the tourist harbour, the town's pride and joy, which has been awarded the international Blue Flag for several years.
The Port, a high-profile structure covering more than 180,000 square metres, inspired by bio-architecture and offering excellent services, welcomes boats between 7.5 and 45 metres in length and is the departure and arrival charter base for the Aeolian Islands, with numerous companies with which to book your holiday on sailing boats, catamarans and motorboats.
Inland lies the wonderful Nebrodi Park, known for its unspoilt landscapes and variety of flora and fauna, a true paradise for hikers and nature lovers.
The villa's location is perfect for reaching all the most beautiful beaches on the Tyrrhenian coast, such as those of Tindari (32 km), reachable in half an hour, or those of Cefalù (81 km), about an hour's drive away.
In about an hour, it is also possible to go to Messina (84 km), from where one can embark to reach Calabria, and in 50 minutes to Milazzo (60 km), from where ferries leave for the Aeolian Islands.
The reference airports are those of Palermo (176 km), Reggio Calabria (76 km) or Catania (191 km), all about 2 hours' drive away.
Description of buildings
The internal living part of the villa is on three levels, with a gross surface area of approximately 343 sq m, plus approximately 768 sq m of usable outdoor space, on four levels, with the large terraces, the panoramic courtyards with the beautiful swimming pool, the covered and uncovered parking areas and a solar slab.
The main access to the property is by car, uphill, with a private road with a gate leading to the large parking area, perfect for 4 cars.
On the sea side, a stone staircase leads up from the public road to the first level, where we find a large outdoor courtyard and the swimming pool.
First level
The first level houses the main living area, with a living/dining room with large windows overlooking the sea, a large kitchen and a bathroom.
From the living room, in which a retractable 150" projection screen with an Epson laser projector and Sonos surround sound system is also installed, there is access to a veranda surrounded by greenery, a natural extension of the living area, in which to eat outside while enjoying the magnificent panorama.

Second level
The second level consists of a study/living room with small terrace, a bedroom and a service room. The living room and the bedroom enjoy access to the large veranda with sea view, ideal as a relaxation area. In front of the bedroom there is also a small porch and a storage room.
Third level
The third level houses a large solarium/living room in which a natural rock is set into the wall on the upstream side. From here it is possible to ascend to the master bedroom, with an adjoining room with glass walls and a direct panoramic view of the harbour and the Aeolian islands, inside of which is a wonderful heated 2-seater whirlpool tub.
The bedroom also enjoys a service compartment with laundry as well as access to a dedicated sea-view veranda and terrace, also with a sea view.
The sleeping area, to the left of the solarium, includes two further bedrooms (one with a private terrace), both with en-suite bathrooms.
Finally, with independent external entrances, we find a laundry room and, going up a few steps, two other service rooms.
Fourth Level
The fourth level of the property corresponds to the main entrance area, where a private white road, closed by an automated gate, leads to the parking area, partly shaded by a pergola with wisteria. On this level we also find a solar pavilion, which extends above the sleeping area below.
State and finishing
The villa is in excellent condition, the interior is spacious, bright and panoramic.
The dwelling is entirely carved from the local rocks, some of which are monumental, and are beautifully displayed inside.
All the interior floors are in white hard Modica stone, while outside we find terracotta (with tiles measuring 40x40 cm) produced by the ancient Finocchiaro kiln in Calatabiano.
The entire construction is finished with external blocks of local sandstone worked by ancient local stonemasons, and is equipped with refined handcrafted seating, finished with Santo Stefano di Camastra ceramics.
Inside and outside the villa we also find numerous stone inserts (including keystones), some of them very old: true works of art, set in various areas of the house.
External areas
The total size of the private land included in the sale is 3,065 sqm (including the building site).
