Property Description
Spacious villa with trullo for sale in the countryside of Ceglie Messapica, in the attractive foresty area of Pineta Ulmo. It is halfway between the two critical Apulian towns of Martina Franca and Ceglie Messapica. The villa building consists of 3 bedrooms, a living room with a fireplace, and a passageway/studio in the trullo, which leads to a spacious dining area with a fireplace and a corner kitchen. Attached but not connected are two more rooms/storage; one accommodates a laundry room. The veranda is large ca,-50 sq.m.
Externally, there is a staircase accessing the roof terrace. The main house opens into an ample patio with an open "water tank" (not formally a pool, although permission for a pool can be submitted) and a bread/pizza oven. Across the main house, going through an orchard, there is another small building of ca. 20 sqm with another bread oven at whose back a lovely stone "aia" (a ground where wheat was traditionally thrashed) is found.
The plot of land extends for over 7000 sq. M and has several fruit trees and ornamental plants.
With minimal traffic, you can enjoy good walks or bicycle rides from the property in either direction. To the main road between Martina Franca and Ceglie Messapica it is less than five minutes.

What Is Next In The Area
The wealthy baroque town of Martina Franca is reached in 20 minutes. The city, renowned for its grapes for the martini wines, offers fantastic architecture, excellent shops and a range of restaurants.
Ceglie Messapica, well-known for its fine dining, is reached in 12 minutes.
The property is approximately 55 minutes from Brindisi Airport (57 km). Bari Airport is about 1 hour and 15 minutes ( 101 km).
The property is also relatively close to the town of Locorotondo for all shopping needs, cafes and restaurants. It is in beautiful surroundings in the famous d'Itria valley and world-famous trullo houses. The drive to the beaches on the Adriatic coast is 35 minutes with Torre Santa Sabina, Torre Canne and the nearby Capitolo, famous for its fine sandy beaches, restaurants and beach clubs, as well as Savelletri, a charming fishing village, nowadays with an excellent range of restaurants, cafes and a beautiful marina beach front.
The Ionian Sea is slightly further ( 55 minutes with the main attractions at Leporano marina). Further south on the coastline, you find Porto Cesareo, Santa Catarina, Santa Maria al Bagno and Gallipoli.
What To See:
The property has the advantage of being centrally located between areas of interest such as the mile-long caves of Castellana; the archaeological excavations of the Roman Egnatia by the Adriatic coastline; the beautiful white town of Ostuni, located on top of a hill with fantastic sea views; the medieval city of Oria; the petite and charming Cisternino, the Zoo Safari Park of Fasano (lots of fun for children and adults alike); the beautiful Polignano A Mare, well known also for its tasty ice-cream; Grottaglie famous for its ceramics and old stone carvings; the famous baroque city of Lecce which is called the Florence of the south.
Salento: In Salento, the coastline is fascinating; you can drive for a few hours along the Adriatic coastline and pass many fine sea villages, like Otranto and Castro Marina. Continue to Santa Maria Di Leuca, and you are at the meeting of the two seas- the Adriatic and the Ionian.
Inland Salento, there are several charming historical villages with ancient history. The advantage of staying in a village is socializing with Italian neighbours, walking to the piazza cafe, buying a newspaper and a cup of coffee in the morning, and having all amenities within reach day and night.
In Sternatina and Martignano to the south of Lecce, antique Greek is still spoken by the villagers.
Maglie is like a mini Lecce with many fine buildings. Muro Leccese is more diminutive and represents a small town/village with an excellent architectural history. Cutrofiano is famous for French holiday home ownership. Ruffano has many fine old buildings for sale, waiting to find new owners and to be restored. Surano has a small town centre with very excellent antique facilities for sale. Spongano, again is a small village surrounded by olive grooves. Here you can see grand secluded villas and country retreats owned by foreigners and families from North Italy who come to relax in rural Salento.
Every inland in Salento, You see the vineyards and olive trees. Salento is a significant producer of wine and olive oil; you can buy 5 litres of Extra Virgin oil for about Eur 35.
The east coast of Salento is rougher than the southwest and for people who enjoy the sea and fishing. Castro is beautiful with its location on top of the cliff by the sea and many villas with direct access to the sea. Santa Cesarea Terme is a spa resort, very popular with a beautiful setting and bay.
The cost from Santa Maria di Leuca to Gallipoli has many fine sandy beaches. The villages are perhaps not the prettiest but room for beach life, pizzerias, restaurants and disco music in the summertime.
Santa Catarina is also well known for its many fine villas in the area, some antique.
The sea outside Porto Cesareo, further up the coast, is probably the most beautiful and fantastic sunset.
Gallipoli is a fascinating city built on a peninsula and a marvellous old town. So when you continue along the Ionian side for miles and miles of blue flag beaches, Further northeast, you find Santa Catarina, a sophisticated place, and many celebrities have holiday homes here during the hectic August summertime. A bit additionally comes the super Porto Cesareo with many seaside restaurants and a lovely bay with fishing boats.
Getting There:
Bari in the north and Brindisi in the south. Both cities have ferry traffic to Greece, Albania and Croatia, so it's possible to make weekend trips across the Adriatic Sea. Two international airports, served by Ryanair, Easyjet, Ba and others, quickly reached the coastal motorway.

Bari is the commercial capital city with 250 000 inhabitants, offers the best shopping, a grand opera house called the Petruzzelli teatro and a large medical city centre with many museums. Just north of Bari lies a little town called Giovinazzo, a true gem, right by the sea. Further north is Molfetta Outlet, a famous shopping galleria and 20 minutes further is Trani, a sophisticated town with a beautiful half-moon bay & marina. Continue north to Castel Del Monte, the mystical castle Frederic Ii built in the 14th Century.
Within a 2,5 hour drive to the north lies Gargano, the peninsula called the spur of the Italian boot. Gargano forms a significant nature and wildlife Reserve and offers hiking and scenic trips around the peninsula. From here, there are daily boat trips to the small Tremiti islands.

The Italian lifestyle means many things, especially socializing; the home is used for sleeping and breakfast, and the Italians go out for enjoyment and dining. Based in Taranto, there is so much you can experience, like early morning markets in the small towns, music festivals, religious carnivals, beach life, historical tours in the main towns, cooking classes, learning Italian at language schools, dining at the many countries and seaside restaurants, and nightclubs at the beach clubs of Capitolo.

Golf has five good courses, and San Domenico is world class (Pga 2014 Challenge Final). Tennis (there is one tennis club just 5 minutes away from the villa in Selva di Fasano), horseback riding, hiking and bicycle tours are other options for the active-minded. Squash clubs are located in Bari, Bitonto and other places.
The Weather:
Being south, Apulia has warmer weather than Northern Italy; even in the "winter months" of December to February, the average number of sun hours per day is four and 10-11 sun hours per day in June-August! This means you can enjoy a long season of nice weather in Apulia. When you plan to buy a holiday home in Apulia, think you will spend much more time outside than inside and at home. Therefore you will need plenty of terrace space, pergolas, etc., at your Apulian property, and cooking facilities outside are convenient.
The water temperature at the beginning of May is, on average, 19 degrees, up to 27 degrees in August/September and 19 degrees in November. This means you & family will spend time at the beach. Wherever you are in Apulia, you can reach the shores within 30 minutes!
