The palazzo was the summer residence of Ludovico Gualtiero, the bishop of Todi, who hired the architect Ludovico Gattelli in 1763 for the construction. At a later time it became property of the Papal States and was transformed into a land-holders’ farm. It was abandoned at the beginning of the 1960’ until the actual owners restored it in 2006. The bathrooms were completely redone in 2019.
The main building consists of three floors and a basement floor and has been completely rebuilt on the ruins of the ancient palace. The reconstruction was carried out in full respect of the architectural features of the building and using high quality materials. The result is extraordinary: the building has returned to its ancient splendour but at the same time ensures a high level of comfort and energy saving concept due to the home automation system.
On the ground floor is a large living area divided in dining area and lounge, guest bathroom, large kitchen with pantry, bathroom and a private terrace. On the first floor there is a living room (with fireplace), 4 comfortable bedrooms with ensuite bathrooms (two of the bedrooms can be connected). On the second floor you find a living room, 4 comfortable bedrooms with ensuite bathrooms and a storage room.
The basement floor is composed of a big taverna with fireplace, a wine cellar, a gym, a laundry room, a garage, several storage rooms, cellars, 2 toilets and a technical room.
The annexe is composed of two floors. Also for this building the renovation dates back to the mid-2000s with the same modalities and finishes of the palace, with hand-made terracotta floors and chestnut beams.
There is an apartment with one bedroom, a bathroom, a kitchen and a living room on the first floor. On the ground floor is a guest room with ensuite bathroom and a little private winter-garden. Also on the ground floor is a second bedroom with bathroom which belongs to upstairs apartment and a storage room.
The garden has some very nice sitting areas next to the pool, a parking area with covered parking places and a charging station for two electric cars. There is a bocce court and the whole property is fenced in and can be reached through an electric gate.
The portico area can be heated and closed with glass panels, which can also be completely opened.
The property is centrally located to visit the most important Umbrian and Tuscan cities: Todi, Perugia, Assisi, Orvieto, Spoleto, Cortona, Siena and Arezzo.
